    Aparna Enterprises Limited, India’s fastest growing building materials manufacturer, announced its entry into the burgeoning Mumbai ready-mix concrete (RMC) market with Aparna RMC. The company plans to set up seven RMC plants in the city to capture 5% of the total market share in Mumbai, with two plants already set up in Malad and Thane. Moreover, Aparna RMC plans to expand to other cities in Maharashtra, including Nagpur and Pune.

    Aparna RMC’s strategic foray into the city is driven by a rapidly growing infrastructure requirement and to tap into the gaps of the housing construction segment. As more development and re-development projects emerge in Mumbai and its suburbs, the company plans to set up more plants in a 20-kilometre radius to enable better logistics and reach. In the near-term, Aparna RMC is looking at setting up seven RMC plants in South Mumbai, Kalyan, Panvel, and Mira Road with a targeted production capacity of nearly 5 lakh cubic metres per year.

    Speaking about the growth opportunity for the organisation, Ashwin Reddy, Managing Director of Aparna Enterprises Ltd., said, “We are excited to enter the Mumbai market as part of our aggressive growth plans to expand throughout India. Mumbai is an opportune market for us due to the rapidly expanding infrastructure and housing construction sectors.     At present, Aparna RMC has an annual concrete production capacity of 15 lakh cubic metres throughout India and is slated to increase its total capacity by 60% in FY 2025 to 24 lakh cubic metres. Its strategic foray and aggressive expansion plans in Maharashtra is expected to enhance this growth by targeting opportunities in residential, commercial, and infrastructure segments.

    Elucidating on the opportunities for the RMC division in Mumbai, Ashwin Reddy added, “The RMC market in Mumbai has a capacity of 120 lakh cubic metres per year, and we plan to supply 5 lakh cubic metres annually with our efficient operational experience in the RMC industry. Importantly, we are equipped to offer up to M 100 grade concrete for our clients.”

    Aparna RMC uses Schwing Stetter concrete batching equipment at all its 27 plants that are equipped with large inline capacity of 60 cubic metres to ensure continuity of operations.

    The division has an owned fleet of 300 Transit Mixers, 70 concrete pumping systems and five boom pumps capable of pumping concrete for high-rise structures.

    अपर्णा एंटरप्रायझेस लि. या भारतातील सर्वात वेगाने वाढणाऱ्या बांधकाम साहित्य उत्पादक कंपनीने ‘अपर्णा आरएमसी’ या आपल्या ब्रॅंडच्या माध्यमातून, मुंबईतील रेडी-मिक्स कॉंक्रिटच्या (आरएमसी) वाढत्या बाजारपेठेत प्रवेश करीत असल्याची आज घोषणा केली. मुंबईतील एकूण बाजारपेठेत ५ टक्के हिस्सा मिळवण्याचे कंपनीचे ध्येय असून त्याकरीता शहरात सात आरएमसी प्लॅंट उभारण्याची कंपनीची योजना आहे. मालाड आणि ठाणे येथे कंपनीने यापूर्वीच दोन प्लॅंट उभारलेले आहेत. या व्यतिरिक्त, ‘अपर्णा आरएमसी’ची नागपूर आणि पुण्यासह महाराष्ट्रातील इतर शहरांमध्ये विस्तार करण्याचीही योजना आहे.

    मुंबई शहरात पायाभूत सुविधांच्या गरजा सातत्याने वाढत असताना, त्यांमधील गरजांची पूर्तता करण्याच्या दृष्टीने, तसेच घरबांधणी क्षेत्रात मागणी व पुरवठ्यातील तफावत भरून काढण्याच्या दृष्टीने ‘अपर्णा आरएमसी’ने या शहरात विस्तार करण्याचे ठरविले आहे. मुंबई व उपनगरात विकासाचे व पुनर्विकासाचे अनेक प्रकल्प उदयास येत असताना शहरापासूनच्या २० किलोमीटरच्या त्रिज्येच्या परिघात आणखी काही प्लॅंट्स उभारण्याची अपर्णाची योजना आहे, जेणेकरून या भागांत लॉजिस्टिक्स व पोहोच यांचे नियोजन अधिक चांगल्या प्रकारे करता यावे. त्या अनुषंगाने, नजीकच्या काळात, दक्षिण मुंबई, कल्याण, पनवेल व मीरा रोड येथे प्रतिवर्षी सुमारे ५ लाख घनमीटर लक्ष्यित उत्पादन क्षमता असलेले सात आरएमसी प्लॅंट्स उभारण्याचे ‘अपर्णा आरएमसी’ने ठरविले आहे.

    कंपनीच्या या वाढीच्या संधींबद्दल बोलताना अपर्णा एंटरप्रायझेस लि.चे व्यवस्थापकीय संचालक अश्विन रेड्डी म्हणाले, “आम्ही संपूर्ण भारतामध्ये विस्तार करण्याच्या आमच्या आक्रमक वाढीच्या योजनांचा एक भाग म्हणून मुंबईच्या बाजारपेठेत प्रवेश करण्यास उत्सुक आहोत. झपाट्याने विस्तारत असलेल्या पायाभूत सुविधा आणि गृहनिर्माण क्षेत्र यांमुळे मुंबई ही आमच्यासाठी एक चांगली बाजारपेठ ठरते. आर्थिक केंद्र असा या शहराचा लौकिक, परवडणाऱ्या घरांचे येथील प्रकल्प, पुनर्विकासाचे वाढते प्रमाण आणि येथे होणारी व्यवसायांची वाढ या सर्व बाबींचा विचार करता, येथे आमच्या विकासाचा आराखडा तयार करण्यासाठी एक मोठी संधी आहे. अपर्णा समुहाचा मजबूत वारसा आणि अपर्णा आरएमसीचा जवळपास दोन दशकांचा अनुभव यांच्या माध्यमातून मुंबईच्या बाजारपेठेचा फायदा आम्हाला घेता येईल, असा आम्हाला विश्वास वाटतो.”

    सध्या ‘अपर्णा आरएमसी’ची संपूर्ण भारतात वार्षिक १५ लाख घनमीटर इतक्या काँक्रीट उत्पादनाची क्षमता आहे. आपली ही एकूण क्षमता २०२५ मध्ये ६० टक्क्यांनी वाढवून २४ लाख घनमीटर इतकी करण्याचे ‘अपर्णा’चे उद्दिष्ट आहे. महाराष्ट्रातील निवासी, व्यावसायिक आणि पायाभूत सुविधा विभागांतील संधी मिळविण्यासाठी धोरणात्मक व्यूहरचना व आक्रमक स्वरुपाच्या विस्तार योजना राबविण्याचे कंपनीने ठरविले असून त्यामध्ये ही क्षमतावाढ उपयोगी पडणार आहे.

    मुंबईतील आरएमसी क्षेत्रात असलेल्या संधींबद्दल माहिती देताना अश्विन रेड्डी पुढे म्हणाले, “मुंबईतील आरएमसी बाजारपेठेची क्षमता वर्षाकाठी १२० लाख घनमीटर आहे आणि आम्ही आमच्या कार्यक्षम कारभाराच्या अनुभवातून यातील ५ लाख घनमीटर पुरवठ्याची जबाबदारी पेलण्याचे उद्दिष्ट ठेवले आहे. महत्त्वाचे म्हणजे, आम्ही आमच्या ग्राहकांना ‘एम-१०० ग्रेड’चे कॉंक्रिट देण्यासाठी सज्ज आहोत.”

    अपर्णा आरएमसी तिच्या सर्व २७ प्लॅंट्समध्ये श्विंग स्टेटर काँक्रीट बॅचिंग उपकरणे वापरते. ती ६० घनमीटरच्या मोठ्या इनलाइन क्षमतेने सुसज्ज आहेत. कंपनीच्या उत्पादनामध्ये सातत्य येण्यासाठी ही क्षमता उपयोगी पडते.

    कंपनीच्या या विभागाकडे ३०० ट्रान्झिट मिक्सर, ७० काँक्रीट पंपिंग सिस्टीम आणि पाच बूम पंप आहेत. उंच इमारतींसाठी काँक्रीटचे पंपिंग करण्यास ही उपकरणे सक्षम आहेत.

    The Hyderabad-based firm clocked revenue of Rs 1,650 crore in FY23.

    The firm has set up a new manufacturing unit with an investment of Rs 100 crore for UPVC manufacturing unit in Rudraram, Hyderabad.

    The Realty+ Women Icon Conclave & Awards once again brought together the iconic women leaders of real estate, building and construction sector from across the nation.

    Dr. Annurag Batra, Editor-in-Chief & Chairman, exchange4media Group & BWBusinessWorld Group set the tone of the day with his ever motivating inaugural address. He said, “Leadership is all about leading from the front. Women leadership in every domain is growing and we hope we have more women entrepreneurs. This is a great initiative by Realty+ bringing together the women leaders of today that are setting an example and will inspire next generation of female leaders in this sector.”

    The first session of the day Redefining Real Estate for Attracting Newage Investors was a real estate focused industry talk.

    The discussion was moderated by Gautam Saraf- Managing Director, Mumbai & New Business, Cushman & Wakefield.     Adv. Flavia Agnes stressed upon the importance of accessibility to court and simplification of legal system so that women especially from the lower strata can take benefit of the laws. Dr. Ananta Singh Raghuvanshi spoke about the ways to deal with the challenging situations at work especially when a women is in a leadership role and is in competition with men dominated management.

    The finale to the day was marked by the Dr Niranjan Hiranandani– MD, Hiranandani Group& Vice-Chairman, NAREDCO.

    Addressing the winners of the Realty+ Women Icon Awards 2023 he said, “We cannot achieve a double digit growth in Indian GDP without the participation of women.     How is the market for RMC shaping up in India?
    The RMC market is on its path to a steady recovery after the tumultuous first and second waves of the pandemic. The first lock down resulted in the stalling of all ongoing projects, construction activities had come to a complete halt. The initial period where everyone struggled to find a foothold amidst the pandemic impacted the industry significantly. Businesses were able to overcome the situation only after the lockdown was lifted, which led to the resumption of economic and construction activities across regions, and the building materials industry also got back on its track gradually. The overall demand is seeing an increase thanks to the resumption of construction projects across regions. Other construction activities are also resuming gradually. Government’s thrust on infrastructure development has also resumed and is helping the industry to recover the lost ground.

    Which are the RMCs you have introduced in the market in the recent past?  What is the USP of the RMCs?
    RMC consists of cement as main ingredient with several other standard components – Aggregates, sand and water. What differentiates RMCs is different grades of RMC which is customised as per structure’s requirement. Aparna RMC offers concrete mix in different grades from M-05 to M-80. RMC is customised concrete mix which is ready to use at the construction site. RMC ensures constant ratio of various ingredients across different batches, to ensure uniform strength. For high rise buildings, the concrete mix is lifted through special pumps.

    What are the innovations going on at your R&D to bring out strong and sustainable concrete?
    We use state-of-the-art machinery to produce quality RMC across batches. Aparna RMC uses large storage bins to ensure uninterrupted supply. Aparna RMC uses Schwing Stetter equipment for production and batching. R&D is a constant activity to ensure usage of optimum cement quantity and other ingredients. A lot of research is done on a continuous basis for supplying self-compacting concrete used in high rise buildings

    With stringent regulation in force for project completion, how are your RMC helping in faster completion of projects?
    Continuous supply of RMC contributes majorly in timely completion of any project. We always map our production capacity with our customer’s requirements. RMC consumption has been increased at steady pace due to shift from traditional wall system (Bricks and Blocks) to concrete walls on account of increase in high rise buildings and strict timelines. RMC has various grades/design mixes which can cater to all the building concrete requirements. This is also one of the pull factor for RMC.

    There are reports of building collapses during monsoon; being a leading RMC manufacturer what role RMC can play in protecting the building from collapse?
    Building/structure collapse due to concrete mix is a very rare possibility. Building structure collapse happens due to faulty design of the foundation and unauthorized alterations to the structure.

    How is the unorganized nature of the RMC industry affecting the organized players? Has the introduction of RERA and GST helped in expanding the organized players market share?
    With the introduction of RERA and GST, majority of the project business is catered by organized RMC Players. However since the entry barrier is low, unorganized players are playing at considerably low product price for catering to the small & big projects.

    How are you overcoming skilled manpower shortages?
    One way of overcoming skilled manpower shortages is to up-skill the existing employees. The term however is not restricted to just technical skills, but it also includes skills like being mindful of safety, team work and mental health in the work place; everything that contributes to fostering a wholesome work environment. We continuously invest in training our staff on all important topics to increase their awareness.

    What are the challenges faced by RMC players in India?
    The pandemic brought about several disruptions in business continuity of building materials products. While business activities have resumed, certain factors continue to slow down the momentum and growth. A key factor that impacts the demand for RMC is the increase in the prices of raw materials. Fluctuation in cement prices is also a key factor impacting the industry. Rising fuel prices coupled with cost rise in the supply chain transportation are also aspects that influence the industry’s revenue and growth. Decline in availability of cash or cash flow also affects the demand-supply chain for commercial and residential constructions which has direct impact on the RMC industry.

    Your take on the government policies and regulations and the tweaks required to propel the sector?
    The building material industry is one of the largest employers in India. A key driver that enables the growth in this industry is the infrastructural development of the country. The government during its budget 2020-21, had proposed projects amounting to INR 105 lakh crores for the next five years, and had announced the fast-tracking of projects. However, there are certain pain points that require government attention, when it comes to infrastructural development in India. A few of them are; timely interventions and quicker clearances and approvals especially in terms of environmental clearances; adequate funding support from the banks and financial institutions. Long term funding support in case of long gestation projects and compulsory adherence to the contracts irrespective of political or policy changes; launch of projects like the Housing for All 2022 scheme, etc, will provide the much needed boost for the industry, as all these initiatives will need supplies of RMC.

    Furthermore, all recent policy reforms such as GST, RERA, REIT, etc, are all aligned to strengthen the future of construction industry in India. However, vision and investment alone would not be enough to turn around this infrastructure dream into a reality; there are many planning, technical and financial oriented issues that needs to be taken into account and handled immediately and efficiently.

    Lastly, what are your growth plans for your organization for the next three years?
    Our aim is to further strengthen our market share and presence in the RMC segment. We are looking at utilizing our production capabilities to the fullest and increase consumer base in both project and retail segments. We are also increasing the number of RMC plants to have greater coverage of the market.
